Emory Point

Emory Point was the first pedestrian community sub-district in DeKalb County, Georgia, under the new zoning classification that required a “complete and sustainable mixed use, pedestrian-oriented community”.

A public/ private partnership – Emory University held the ground lease, Cousins Properties and Gables Residential were co-developers – guided the ambitious development.

The 50-acre site rezoning included 25 acres of protected forest, 10 acres of existing development, 800 residential units and 143,000 square feet of new street-level retail space. It was part of the pilot program for the then USGBC’s new “green” building program – LEED Neighborhood-Development.

SITE solutions designed the streetscape, amenity area courtyards and all major community spaces, including a centrally located town green. Sustainable and innovative features such as porous paving, rain gardens and bioswales are included, and SITE solutions worked with the project’s MEP engineer to recapture air conditioning condensate as a primary source of landscape irrigation water.
