Emory Point is the first pedestrian community sub-district in DeKalb County, Georgia under a new zoning classification that provides a “complete and sustainable mixed use, pedestrian-oriented community”.
A public/ private partnership – Emory University holds the ground lease, Cousins Properties and Gables Residential developed to project jointly – guided the ambitious development. The 50-acre site rezoned includes 25 acres of protected forest, 10 acres of existing development, approximately 800 residential units , 93,000 square feet of new street-level retail space in Phase 1, and 50,000 square feet for Phases 2 and 3. It is part of the pilot program for the USGBC’s new “green” building program – LEED Neighborhood-Development.
Site Solutions designed the streetscape and all major community spaces, including a centrally-located town green. Features including greenspace and on-street parking incorporate sustainable features such as porous paving, rain gardens and bioswales.
